Flat Rate Package
Flat Rate – $95 per hour with a minimum fee.
This is a where we represent you as the Seller. Probably the best deal if you run the numbers.
Minimum Fee is based on the listed price of your property. The Flat Fee is 1.5% ,of the listed price of the property, paid at the time the listing is signed. From then on you are charged an hourly rate until the listing is closed. Hourly rate is paid at the close of escrow to Plexseller.com.
1. This is a non-MLS Listing intended for in house sales. We will do our best to find a Buyer for your property.
2. You supply us with the necessary information to market your property and we do all the work for you until an offer is in.
3. You agree to send a description on the property i.e., address, year built, type of parking, approximate square footage, etc. - a form will be provided
4. You agree to provide the previous 2 years profit and loss statement or a rent and expense report generated from the property you are selling. These
reports must be truthful; if a Buyer is to obtain a loan to purchase your property a lender will ask for these and possibly your tax returns to fund a loan.
5. You agree to supply a list price you want posted on the website.
6. You must supply an outside picture of the property and can submit up to 4 other photos of the property. Photos cannot contain any renter’s personal property.
7. Plexseller.com will provide you with a listing packet. This packet will contain a Flyer, an Annual Property Operating Data sheet (APOD), and a Return on Investment form (ROI), made with the information provided. You’re P&L statements will not go to the public. They will remain on our server and password protected.
8. Billing is 1.5% + $95 per hour and will automatically be billed to the credit card account you provide until you notify Plexseller.com, llc, to be taken off the Listing Page (see number 8 in the terms, privacy, policy, and disclaimer agreement).

Plexseller.com advertises Multi-Family Housing. All advertisement is for all properties. Ads will be placed in newspapers, on radio stations, and television under the name of plexseller.com no individual properties will be advertised at any given time.
At plexseller.com user privacy is our main concern. We are committed to protecting your privacy and security, and to providing you the best possible Seller experience. We do all the work, you just supply us with the above information and we try to bring you buyers through our website. We may update this policy from time to time, so please check here frequently.
What do we mean by privacy? We will never sell or give your personal information to any third party without your consent, except in conditions in number 10 listed below
Here's how we collect or not collect and use information from you in our efforts to provide the highest quality user experience:
1. Ads – This is a fee based website. No other ads are placed on our site; it only deals in selling multi-family housing.

3. IP Address – We do not collect your IP Address.
4. Surveys- We will survey visitors for contact information, unique identifiers and demographic information. You are never required to answer these questions. The information you submit may be used for analyzing overall site demographics, user preferences and tastes, it makes this website easier to use for you and us.
5. Order Forms - Our site uses order forms for you to request information, products and services. We collect financial information to bill you for the products and services you indicate. (See Number 6 below for more information on how we safeguard your financial information). We collect contact information, unique identifiers and demographic information for the purposes to list your properties. See Numbers 10 & 11 for more information on when we provide your information to affiliates or third party business partners.
6. Your Security – At plexseller.com, llc., we do not store financial information on our site. This is to protect you against loss, misuse or alteration of your personal information.
All incoming Buyer’s for property come through our servers first and information is sent by plexseller.com to them. Only property address in given to potential Buyers. If we represent Buyer’s in a transaction, and in the event an offer is written on a property, only then is the Seller’s name written on documentation. No phone numbers, Owner’s addresses (unless the owner occupies the property), or e-mail addresses are given out at any time.
The personal data we do store on our system is protected by firewall and password. Our network firewall is a combination of hardware and software designed to keep unauthorized users from accessing our network.
7. Outside Links - While on plexseller.com, you may be linked to other web sites. Be aware that other sites may collect data and personal information and operate according to their own privacy policies. Please remember that, once outside of our website, any information you submit is out of our control. Third parties that have their own privacy policies and they may be different than ours. Some of the services available through our website are a third party entity. You should review the privacy policy of these third parties before providing your personal information to them.
8. Cancellation - The plexseller.com website provides you the opportunity to cancel your property listing for sale on our website. In this event, you agree to send an e-mail explaining the cancellation along with a phone number to contact you to reassure us you have made the initial e-mail. We will then remove your property with in 24 hrs of the phone call.
9. Contacting Us - If at any time you feel that the plexseller.com website has not followed this policy, email us at info@plexseller.com. we'll do our best to determine any problem and quickly respond. 10. Information Release - Plexseller.com, llc., and its affiliates may disclose your personally identifiable information if required to do so by law under the following 2 reasons. (1) conform to the requirements of the law or comply with governmental orders, court orders, or legal process served on plexseller.com, llc., or its affiliates; (2) protect and defend the property or rights of plexseller.com, llc., and its affiliates or the users of plexseller.com
11. Disclosure - To provide you the best products and services, we team with other real estate companies and agents. When you indicate that you want to receive a product or service, or contact a person or organization, we share the data needed for you to receive what you have indicated. Occasionally, we hire real estate consultants that may need access to our member database to perform their services for us. We take great care to require that these business partners agree by contract not to use any member information that they may receive access to.
